The Yamuna Expressway Industrial Development Authority (YEIDA) is planning to develop a large 8,000-hectare integrated township near the upcoming Noida International Airport. The new township will be located between the airport and the Tappal-Bajna Urban Node and is expected to become one of the biggest urban development projects in the region.

Initially, the land was planned to be used mainly for industrial purposes. However, YEIDA has now redesigned the project into a mixed-use city that will include industrial, residential, commercial, and institutional areas. The aim is to create a modern and self-sustained urban centre that supports business growth while providing quality living facilities.

The proposed township will feature residential sectors with housing for thousands of families. It will also include schools, colleges, universities, hospitals, hotels, shopping malls, office spaces, parks, and other civic facilities. By combining workplaces with residential and commercial infrastructure, the township is expected to reduce travel time and improve the quality of life for residents.

To move the project forward, YEIDA has invited bids from experienced agencies to prepare a techno-economic feasibility report and a master plan for the township. Interested companies can submit their bids by August 5, 2026, while the technical bids will be opened on August 7.

The selected agency will be given six months to prepare the feasibility report. After that, it will have another four months to complete the final master plan. Once the required approvals are received from the authorities, development work on the township is expected to begin.

The project is expected to benefit from its strategic location near the Noida International Airport, which is emerging as one of India’s major aviation and economic hubs. Improved airport connectivity is likely to attract industries, businesses, logistics companies, educational institutions, healthcare providers, and real estate investment to the area.

Experts believe the township will generate significant employment opportunities during both the construction phase and after its completion. It is also expected to support economic growth across the Yamuna Expressway region by attracting domestic and international investment.

In a separate decision, the Noida Authority has also approved the induction of joint developers for stalled residential projects on the SC-2 plot of Sector 150 Sports City. This move is aimed at helping financially stressed developers complete delayed housing projects by bringing in fresh investment from other real estate companies.

With the development of the Noida International Airport and the proposed 8,000-hectare township, the Yamuna Expressway region is expected to witness rapid urbanisation in the coming years. The project is likely to strengthen infrastructure, improve housing availability, create new business opportunities, and transform the area into a major residential and commercial destination in northern India.
